AI-search checklist for Mumbai real estate agents

More home buyers now start with a question instead of a portal search: “ready-to-move 2BHK near Powai lake under ₹2 crore” or “which brokers in Andheri West handle resale?”. AI assistants answer from pages they can read and have reason to trust. For a Mumbai agent, trust has a very specific shape: MahaRERA details, accurate and dated listing facts, and contact information that agrees everywhere. Work through this checklist from top to bottom; it’s ordered by what tends to matter most.

A. Regulatory details, visible and machine-readable

  • Show your MahaRERA agent registration number in the footer and on your contact page, as text rather than only inside an image. Under section 9 of the Real Estate (Regulation and Development) Act, 2016, an agent needs registration to facilitate sales in registered projects.
  • On every project page you promote, show the project’s MahaRERA registration number, the MahaRERA website address and the project QR code. MahaRERA Order 46/2023 made the QR code mandatory, next to the registration number and website address, on promotions published after 1 August 2023. The order lists “websites / webpages of projects” among the covered media.
  • MahaRERA Order 46C/2025 (8 April 2025), addressed to promoters and registered real estate agents, adds placement rules. The registration number and website address go in the top-right quadrant, in a font at least as large as the contact details.
  • Also write the registration number out in text next to the QR code. Software can read text; it can’t reliably read a number inside a QR image or a JPEG banner.

This is a summary, not legal advice. Check the current MahaRERA orders before you publish a listing.

B. One page per micro-market, one page per project

  • Buyers ask by micro-market (Powai, Andheri West, Chembur, Thane West), so make a page for each one you actually cover. Say what you handle there (resale, rental, under-construction), the configurations and carpet-area ranges you typically list, and the price band of current listings, with the date.
  • Give each project its own page with the facts a buyer compares: location, configuration, carpet area, possession status and the MahaRERA details above.
  • Mark sold-out or withdrawn listings clearly, or remove them. Stale prices give an assistant a reason to prefer a fresher source.
  • Don’t paste portal descriptions word for word. If your page says exactly what the portal says, there’s no reason to cite you rather than the portal.

C. A machine-readable identity

  • Add JSON-LD with the RealEstateAgent type: name, address with PIN, telephone, opening hours, and areaServed listing the micro-markets you cover. Google’s local-business documentation lists name and address as required.
  • If you work without a walk-in office, describe the areas you serve rather than inventing an office address. Keep whatever address you do publish identical to your Google Business Profile.

D. Contact details that agree

  • Use one primary phone number, written the same way on every page, in the schema and on Google Business Profile.
  • Show your address with PIN on the mobile homepage. Two of the three real-estate homepages in our verified audits had no address with PIN on the mobile page.
  • Add a Google Maps link to your office. None of the three sites in our verified audits had one.
  • Keep a clear enquiry button (call, chat or enquiry form) in the first screen on a phone.

E. Pages machines can actually read

  • Write a page title of 30–60 characters naming the service and micro-market, for example “Resale Flats in Powai | Agency Name”.
  • Write a meta description of 70–160 characters. All three sites in our verified audits had one that was missing or too long.
  • Don’t keep listings only in PDF brochures, image banners or embedded portal widgets. Summarise every listing in normal page text.
  • Check that /robots.txt doesn’t block OAI-SearchBot. OpenAI says sites that opt out of it aren’t shown in ChatGPT search answers.

Questions

Isn’t a portal listing enough?

Portals are useful for reach. But when an assistant cites a portal, the buyer lands on the portal, next to competing agents. Your own site is the only place where the answer points to you alone.

Will following this checklist get us named by ChatGPT?

No one can guarantee that. The checklist removes the most common reasons a site can’t be read, understood or trusted. Whether an assistant names you also depends on things outside your site, such as reviews and other sites mentioning you.

Do you have an office in Mumbai?

No. We work remotely; an audit only needs your public website address.
